Selling in the current market really depends on where you are located. Cape Coral’s market is very different than Sanibel or Fort Myers Beach since Hurricane Ian. Fort Myers, Estero, and Bonita Springs have many different communities that experience seasonal fluctuations. There is never one answer for “What is happening with sales in my neighborhood?”. We have many factors contributing to these market fluctuations. You can look at statistics and averages, I do every day. But with the political and financial turmoil we can all see everyone has a different take. One thing you can count on is that we will only be working for you. This is why we always start as a Single Agent Relationship Brokerage. If the buyer is unrepresented, we will work as a Transactional Agent Relationship, and you will benefit from even greater savings in the commission at closing.

How to begin:

  • Interview a few Realtors:  This is an important and extensive process. Work with people you feel comfortable with because relationships matter. It also helps to see if the information you are being given is correct. (If everyone tells you comparable information, it confirms the validity.) Remember, every Realtor is an individual who has their own opinions and motivations.
  • Are they full time Realtors?  With over 10,000 licensed Realtors in Lee County and the surrounding areas, many have other full-time employment, many are retired.
  • Are they available?  Do they have the time you require and the availability when it works for you?
  • What about their credentials and education?  A good agent will continually strive to improve and gain knowledge of the latest real estate trends and hold the highest designations in their respective fields of expertise.
  • Do your calls go unanswered?  Are your calls returned promptly? A single phone call can be very important when attempting to purchase a property.
  • Communication skills:  Is the Realtor you are looking for a good listener?

On most properties, we have two commissions levels for the brokerage: 4.0% or 3.0%. But on listings over $4 million that goes down to 2.5%.

On listings, we offer 2.5%-2.0% commission to the buyer’s broker which ensures our properties have comparable commissions to other MLS properties listed for sale. Your savings will not negatively impact your listing. Fort Myers Realty charges 1.5%-1.0% for a total of 4.0%-3.0% of the final contract price.

If the listing closes with Fort Myers Realty as the only brokerage on the closing statement, the total commission is 3.0% or less of the listed contract price.

This is a savings of $35,000 over a 5.0% commission and $52,500 on a 6.0% commission.

4.0% commission $26,000 2.5% for buyer’s broker $16,250 / 1.5% Fort Myers Realty $9750.
This is a savings of $6,500 off a 5.0% commission and $13,000 off a 6.0% commission.

3.0% commission $15,000.
This is a savings of $10,000 off a 5.0% commission and $15,000 off a 6.0% commission.
